Monterey Multifamily Project

A proposed seven-story, courtyard-style condominium development in South Pasadena, California, comprising 53 for-sale residential units, including seven deed-restricted moderate-income affordable units. The approximately 141,400 SF development is organized around a two-level concrete parking podium with five residential levels of wood-frame construction above.

The project features two- and three-bedroom condominium residences, each with a private patio or balcony, complemented by approximately 8,200 SF of shared amenities. Resident spaces include a landscaped central courtyard, fitness center, clubhouse, theater, rooftop deck, and recreational areas.

The two-level parking podium provides 109 parking spaces with integrated EV charging infrastructure. The project consolidates three existing parcels into a single development site and replaces three existing single-family residences. Site design responds to the property’s steep hillside conditions through engineered retaining walls, drainage and foundation systems, and drought-tolerant native landscaping with soil-stabilization measures.
